Prior to Going on the Market

  • Discuss repairs and maintenance that would enhance the value of your home for resale and shorten marketing time
  • Seller meets with our stager for a complimentary evaluation of their home walking away with a clearly written checklist of ways to prep the home to be its most presentable using Seller’s existing furniture (optional)
  • Seller schedules pre-listing inspection with home inspection company to remediate any obvious issues
  • Professional interior and exterior photos taken highlighting the home’s best features
  • Floor plan created to attach in RMLS
  • Listing description created and reviewed with seller will be posted to RMLS and syndicated to search sites
  • Real estate sign ordered including permaflyer to be installed the day the home goes live
  • Directional signs added to neighborhood to draw buyers in
  • Review Seller’s preferred showing instructions
  • Discussion regarding potential open houses with seller, booking open houses and marketing open houses begins
  • Lockbox installed for Broker showing access
  • Custom flyers, shoe covers, “Please Remove Shoes” sign delivered to home prior to showings beginning

As the Listing Goes Live

  • Property is input into RMLS (including the property description, 48 of the best listing photos, floor plan, seller’s disclosure, and pre-listing inspection if applicable)
  • Home is Placed in Active status in the RMLS
  • RMLS listing syndicates with numerous home search sites including Realtor.com, Zillow, Trulia, Redfin, etc.
  • For Sale sign installed by professional sign company
  • Open houses (if applicable) are entered into the RMLS
  • Open house advertising begins online and on social media
  • Listing is emailed out to 500+ Brokers in the Portland Metro Area highlighting your home the day the listing goes live
  • Property is featured on social media
  • Home is boosted using Property Boost from Inside Real Estate for geo-fencing marketing

Throughout the Listing Period

  • Any property inquiries from potential buyers and sign calls fielded by Brian Tienken and team
  • Follow up on all showings and communication with sellers on feedback from showing Brokers, advising on any changes which may positively benefit the home getting into contract
  • We coordinate with showing Brokers on any questions they may have regarding the home
  • Contact any agents who have shown home multiple times to touch base and discuss client interest
  • Keep Seller informed of any changes in market conditions
  • If any price changes are made during the listing period, the home is re-emailed to all Brokers highlighting the change for maximum exposure
